What is Biddit?
Biddit is the official online platform of the Royal Federation of Belgian Notaries for property public auctions. It allows potential buyers to bid online on properties put up for sale by notaries — without having to attend in person. Launched a few years ago, it has become the standard for public auctions in Belgium.
For notaries, Biddit simplifies logistics and widens the pool of potential buyers. For sellers, it guarantees transparency and open competition. For buyers, it provides direct access to auctions from anywhere.
How does a Biddit sale work?
The process follows several well-defined steps:
- Listing publication: the notary publishes the property on Biddit with full information (floor area, EPC, title deed, sale conditions). The listing is visible several weeks before the bidding date.
- Viewings: open house sessions are organised over 2–3 weekends. This is where Diamant Consult steps in — we welcome candidates, explain the procedure, answer questions and produce a detailed report after each session.
- Biddit registration: to bid, candidates must create a verified account and be identified via itsme or eID.
- Bidding session: held online at a set date and time. Bids increase in predefined increments. The session typically lasts a few hours, with an automatic 5-minute extension each time a new bid is placed in the final minutes.
- Award: the property is awarded to the highest bidder. A 15-day outbidding period follows — anyone can outbid by at least 10% within that window, restarting the auction.
- Notarial deed: after the final award, the notary sets a signing date, usually within 4–6 weeks.
What buyers need to know
Bidding on Biddit is a definitive commitment. There is no financing condition — unlike a private sale. If you win the property, you must pay, with or without a mortgage. Getting bank pre-approval before bidding is therefore essential.
Also budget for purchase costs: registration duties (12.5% in Wallonia and Brussels, with possible reductions for first-time buyers), notary fees, and any Biddit processing fees.
Practical tip: visit the property, ask all your questions during open house sessions, and set a firm bid ceiling. The adrenaline of live bidding can push you beyond your budget.
What sellers (and notaries) need to know
Public auctions via Biddit are often chosen in the context of inheritance, divorce or forced sales. They guarantee process transparency and protect all parties against any accusation of favouritism. The final price can surprise on the upside when multiple buyers compete — that's the advantage of an open auction.
On the other hand, it is less suited to sellers who have time and prefer to control the process. A well-managed private sale generally gives the seller more control over the terms (timeline, property condition, signing date).
